How it works

How the monthly profit calculator works

It adds up one month the way your bank account sees it: what guests pay for the nights and cleaning, minus the platform fee, a turnover for every stay, a small cost for every booked night and your fixed bills. Break-even nights is the same math solved for bookings: fixed costs ÷ what each booked night adds after the fee and its share of a turnover.

  • Profit = payout − turnovers − per-night costs − fixed costs
  • Break-even nights = fixed costs ÷ what each booked night adds

A worked example

18 booked nights at $165 in 3-night stays, a $120 cleaning fee, $110 per turnover, $12 per night and $1,800 of fixed costs, on the 15.5% single fee.

One month
18 nights × $165$2,970.00
Cleaning fees: 6 stays × $120$720.00
Platform fee at 15.5%−$571.95
Payout$3,118.05
Turnovers: 6 × $110−$660.00
Per-night costs: 18 × $12−$216.00
Fixed monthly costs−$1,800.00
Monthly profit$442.05
Break-even booked nights$1,800 ÷ $124.56 a night, rounded up15

Below 15 booked nights this month loses money. At 18 nights the rate could fall to $135.94 before it does, and at 10% less on both rate and bookings the month comes to −$140.76.

What it doesn't do

  • It isn't a forecast or a promise of income. It adds up the month you describe; your market and season decide what you book.
  • It leaves out income tax, loan principal, one-time purchases and your own time.
  • It treats every stay as the average stay. To check one real booking, use the stay profit calculator.

Questions hosts ask

Is my Airbnb profitable?

Enter a typical month with your own rate, bookings and bills. A profit means the rental paid its way that month. Run your slowest month too, because fixed costs don't take a season off.

How is this different from the stay profit calculator?

This is the monthly view: all your bookings and all your bills together. The stay profit calculator checks one booking and gives it a share of the month's fixed costs.

How is break-even worked out?

Each booked night adds its rate after the fee, plus its share of the cleaning fee, minus its share of a turnover and its per-night cost. Fixed costs ÷ that, rounded up, is the break-even. In the example, $1,800 ÷ $124.56 = 15 nights, 50% of a 30-day month.

Should I enter occupancy or booked nights?

Whichever you know. Occupancy here is booked nights ÷ 30, so 60% is 18 nights.
