Can PriceLabs work with Hospitable Essentials?

Short answer

No. Hospitable's Essentials plan overview says the free plan does not include connecting third-party dynamic pricing tools such as PriceLabs and lists third-party integrations as a paid-plan feature. To keep PriceLabs, move to a paid Hospitable plan or another PMS that supports it, or stay on Essentials and use Hospitable's own pricing instead.

The basics

Hospitable's Essentials plan overview (opens in a new tab), checked November 1, 2026, says plainly that Essentials "does not include the ability to connect third-party dynamic pricing tools" and names PriceLabs as an example. Third-party integrations appear in its list of features "only available on paid plans." So an external pricing integration needs a paid Hospitable plan.

Hospitable's help pages don't say which paid plan is the minimum for PriceLabs. Confirm that with Hospitable before you subscribe.

Who this fits

  • Hosts with one to five homes on Hospitable Essentials who already use PriceLabs, or want to.
  • Hosts choosing between Hospitable Essentials and PriceLabs who want to know if they can have both for free. They can't.

What happens if you connect PriceLabs straight to Airbnb

You can link a pricing tool directly to Airbnb, but Hospitable says it "will override the Airbnb calendar with your Hospitable calendar's data" each time it checks your Airbnb calendar. The rates PriceLabs sends may not be the ones guests see.

On Vrbo and Booking.com it doesn't work at all. Hospitable says "Booking.com and Vrbo Partner only allow one software connection to your account or listing at a time," so you can't connect PriceLabs to those platforms directly while Hospitable is connected.

Your options

  1. Keep PriceLabs and move to a paid Hospitable plan. PriceLabs then connects through Hospitable's Integrations page. The steps are below.
  2. Keep PriceLabs and use another PMS that supports it. OwnerRez, for example, has its own PriceLabs integration article (opens in a new tab). Check the plan and the setup steps on that PMS's own help pages.
  3. Stay on Essentials and let Hospitable set prices. Essentials offers Hospitable's own Dynamic Pricing as an add-on, or you can set nightly rates yourself in Hospitable.
  4. Price on the platforms without a PMS. Airbnb Smart Pricing or your own rates, with Airbnb and Vrbo calendars linked by iCal. This means leaving Hospitable for that home, because Hospitable says Smart Pricing is turned off when you connect Airbnb on Essentials.

We don't know which pricing method will earn more for your home. Nothing on this page measures that.

When not to change your setup

  • PriceLabs isn't connected yet and you're fine with Hospitable's pricing or your own rates. Essentials already covers you.
  • You list on Airbnb only and don't need a PMS. PriceLabs has an official Airbnb integration and says to connect through your PMS instead only if you use one. In that case you may not need Hospitable at all.
  • You're in a busy stretch with many upcoming stays. Wait for a quieter week, when there are fewer reservations and prices to check.

Before you disconnect anything

Switching pricing tools touches reservations, availability and prices at once. Check these first:

  • Existing reservations. List every upcoming reservation on Airbnb and Vrbo with dates and confirmation codes, and confirm each one shows in Hospitable.
  • Availability. Note blocked nights, minimum stays and advance notice on each platform. Hospitable says a pricing tool can't open or close dates: availability comes from your reservations, manual blocks and connected channel calendars.
  • Price flow. Screenshot the next few months of nightly rates and minimum stays in PriceLabs and on each platform. Decide which one system sends rates. Hospitable says that if its own Dynamic Pricing is on for a property, updates from a third-party tool are ignored for that property.
  • Sync timing. Hospitable says PriceLabs syncs to connected PMS partners roughly once every 24 hours by default. After any change, use Sync Now in PriceLabs or wait a day, then check a few dates on Airbnb and Vrbo.
  • Smart Pricing. If PriceLabs stays, PriceLabs says to turn off Airbnb Smart Pricing. Hospitable adds that an active Airbnb promotion, discount or Smart Pricing can override the price it pushes.

How PriceLabs connects on a paid plan

Summarized from Hospitable's guide on how to connect PriceLabs (opens in a new tab), checked November 1, 2026. Follow the official guide for the current screens.

  1. Merge any duplicate listings in Hospitable first. Hospitable says merging after you connect can delete the property ID PriceLabs uses.
  2. Disconnect PriceLabs from Airbnb, Vrbo, Booking.com and any other channel. Hospitable says PriceLabs must connect only to Hospitable. On Airbnb, also revoke PriceLabs' access under Connected Apps in your account settings.
  3. In Hospitable, open Integrations, choose PriceLabs and click Get Started.
  4. In PriceLabs, open the Pricing Dashboard, click Add/Reconnect Listing, search for Hospitable and connect.
  5. Remove any old direct channel connections in PriceLabs.
  6. From then on, change rates and minimum stays in PriceLabs. Hospitable says manual changes in its calendar are overwritten at PriceLabs' next update.

Example: one home on Airbnb and Vrbo

A hypothetical host has one home on Airbnb and Vrbo, runs it on Hospitable Essentials and wants to keep PriceLabs. At list prices:

  • Paid Hospitable plan plus PriceLabs: $29 for the Host plan plus $19.99 for PriceLabs is $48.99 a month, or $587.88 a year.
  • Essentials with Hospitable Dynamic Pricing: $15 a month after the trial, or $180 a year.
  • Essentials with rates set by hand: $0 in software.

With three homes, the Host plan's 2-property limit means the Professional plan: $59 plus $15 is $74, and PriceLabs is $19.99 plus 2 × $14.99, or $49.97. Together that is $123.97 a month. Essentials with Dynamic Pricing on all three is $45 a month.

These figures compare list prices only. They don't tell you which option earns more. Our guide to annual software cost shows how to price a full year, including any overlap months.

Check your setup

In the Software check, add Airbnb and Vrbo, then pick "Keep using PriceLabs" as a must-have. It flags which setups support PriceLabs and which don't, with sources. Before you connect anything, read Airbnb and Vrbo calendars: what to check before connecting software.

Frequently asked questions

Does Hospitable Essentials work with PriceLabs?

No. Hospitable says the Essentials plan does not include connecting third-party dynamic pricing tools such as PriceLabs. If PriceLabs is connected directly to Airbnb, Hospitable overrides the Airbnb calendar with its own data each time it checks.

Which Hospitable plan supports PriceLabs?

Hospitable lists third-party integrations as a paid-plan feature, and PriceLabs connects through the Integrations page. Its help pages don't name the minimum paid plan, so confirm with Hospitable before you subscribe.

Can I use Hospitable's pricing on the free plan instead?

Yes. Essentials offers Hospitable's own Dynamic Pricing as an add-on at $15 per property per month after a free trial of 30 days or 3 bookings, whichever comes first. You can also set nightly rates yourself.

What should I check before disconnecting PriceLabs?

List every upcoming reservation and confirm it appears in Hospitable, note blocked nights and minimum stays on each platform and screenshot your current rates. Then decide which one system sends prices, and check a few dates on Airbnb and Vrbo after the next sync.
